Once you have found a property in Inland Spain that meets all (or most) of your needs for your new home in either a Typical Spanish Town or the wonderful Inland Spanish Countryside, there are various stages to go through: AGREE A PURCHASE PRICE FOR THE PROPERTY - This is undertaken by the Estate Agent you are using but remember it is imperative that all parties are happy with the agreed figure in order for the purchase to proceed smoothly. Please, bear in mind, cash purchasers who can proceed immediately are more likely to secure a better deal than a person requiring a mortgage, especially in the current economic climate. APPOINT A SOLICITOR - If you haven't already done so you will need to appoint a Solicitor who will work on your behalf throughout the whole purchasing process. SIGN A RESERVATION CONTRACT - This contract secures the property for you until such time that your Solicitor agrees that a full deposit contract can be signed. BE AWARE any deposit paid is non-refundable should you decide you no longer wish to proceed with the purchase. DEPOSIT CONTRACT - Once your Solicitor is happy with everything you will be able to sign the Deposit Contract. This contract will stipulate all the relevant items agreed: price; deposits paid; completion date and will also include any items that are "Conditions of Sale". In ths contract your Solicitor will also itemise anythig the Vendors need to complete prior to completion. MORTGAGE APPLICATION - If you are applying for a mortgage, the bank will require a copy of the signed "Deposit Contract" along with all the other paperwork you Solicitor has obtained. At this time you will also be required to submit the paperwork required to support your mortgage application. Whilst the information required can vary from bank to bank, the paperwork requirements are generally: last three months payslips; last three months bank statements; last P60 and an Experian Report. All this paperwork is required for each person who is named in the mortgage application. SIGN FOR PROPERTY - Once all paperwork is in place and all parties are ready, it is time to visit the Notary to complete the process. At the Notary office all parties both selling and purchasing the property will meet together. The Notary will go through the new Escritura (Title Deeds) detailing: the Vendors, the Purchasers; the property and/or land. Once everybody has signed the paperwork, the property changes ownership. MORTGAGE - If the property is being purchased via a mortgage, the bank will also be in attendance at the signing of the change of property ownership. After the change of ownership paperwork has been signed, the Vendors will leave and all the mortgage documentation will be signed. |
