Purchase Costs

When purchasing your new home in Spain you should always factor in "Purchase Costs" .  To give an idea, these will be in the region of 10% to 13% of the purchase price.  The reason for the variation can be attributed to the type of property, complexity of the property being purchased and whether the property is being purchased in cash or via a mortgage or a cash/mortgage combination.

The costs can be summed up as:

NOTARY CHARGES - The notary charges a standard fee that varies dependent upon the size of the property, amount of land the property has and the declared purchase value of the property.

REGISTRY FEE - This fee is for the inscripton of the property into the name of the Purchasers in the "official Property Register".

TRANSFER TAX - This is a tax payable by the Purchaser and is calculated as 7% of the declared purchase price of the property.  (In the event you are purchasing a new property this tax will be Value Added Tax, again at 7%).

DOCUMENTATION FEE - This varies from province to province and is calculated as 0.5% to 1% of the declared value of the property.  This fee is equivalent to English stamp duty.

SOLICITORS FEE - This fee is generally standard amongst Solicitors (although it can be slightly less in Inland Spain) and equates to approximately 1% (plus IVA) of the purchase price of the property.

MORTGAGE FEE - Charges vary from bank to bank for the mortgage arrangement fee but this will be confirmed at the application stage.  As you sign the mortgage papers in the presence of the Notary, there is also an additional Notary fee to be paid.  A guideline to the mortgage arrangment fee and additional Notary fee is 3% of the mortgage being obtained.
